Design Pricing
Advanced Living Homes provides a high quality, fairly priced architectural design service to create a unique design for you.
We keep our pricing as low as possible, and are certainly competitive compared to many in the design industry, but we also take our job very seriously and put a lot of time into making the plans as high quality as possible.
This saves you money, because when the council check our plans over, they charge high rates per hour spent on that task, so the better quality the plans are, the less time they have to spend checking over them.
We break our pricing up into two main stages: concept plans and working plans. This is explained in more detail on our Design Process page (see link below).
The following are our prices for each category of plan, effective January 1 2011
Custom Design Concept Plan
Single Storey less than 180 sq m
from $1,900 + GST
Single Storey 181 - 250 sq m
from $2,650 + GST
Single Storey greater than 250 sq m
from $3,200 + GST
Double storey less than 250 sq m
from $3,750 + GST
Double storey greater than 250 sq m
from $4,750 + GST
Working Plans
Single Storey less than 180 sq m
from $5,200 + GST
Single Storey 181 - 250 sq m
from $5,700 + GST
Single Storey greater than 250 sq m
from $6,100 + GST
Double storey less than 250 sq m
from $6,600 + GST
Double storey Greater than 250 sq m
from $7,300 + GST
Notes:
1. All prices are baseline. Complexity of design, site variations, etc will determine the exact price. See Design Process for further information.
2. All prices assume a flat site. For hill work, because there is always differences in slope and complexity of one site to another, we charge an additional component based on this complexity, and we discuss this at the time of agreement to go forward into a construction plan or a custom design concept plan. Sometimes the section is so close to flat that we do not charge any extra..
3. At the time the Council is processing the documentation lodged for Building Consent, occasionally they will require additional information. Our time for processing their request is included in the Working Plans fee, but if a third party is required to submit additional information, they may on-charge their time to you. Also, if, during this phase, you request a Variation in the plans, we will discuss the additional fees we would need to charge to cover our time on the amended plans.
