Pricing for plans is divided into two categories: Downloaded Concept Design (uncustomised) and Custom Design.

Notes:

1. All prices are baseline. Complexity of design, site variations, etc will determine the exact price. See Site Variables and Pricing for further information.

2. All prices assume a flat site. For hill work, because there is always differences in slope and complexity of one site to another, we charge an additional component based on this complexity, and we discuss this at the time of agreement to go forward into a construction plan or a custom design concept plan. Sometimes the section is so close to flat that we do not charge any extra.

3. At this stage, the Council will be processing the documentation lodged for Building Consent. Occasionally they will require additional information. Our time for processing their request is included in the Council-Ready Plan fee, but if a third party is required to submit additional information, they may on-charge their time to you. See our Terms and Conditions for more information. If, during this phase, you request a Variation in the plans, we will discuss the additional fees we would need to charge to cover our time on the amended plans.

4. There is often quite a lot of common ground between Plans for Sale and Custom Designs due to the need, as a result of changes to the Building Act in 2004, for councils around the country to be supplied site-specific details, which Plans for Sale are not able to provide. While some customers prefer to undertake this work themselves, I offer the service to research and provide this additional information, which can be used to turn a Plan for Sale into a Council-Ready plan.
