Concept Plans comprise Floor Plan, Elevations, Site Plan and 3D Pictures representing, as closely as possible, how the house will look once constructed.

Council Ready drawings comprise Floor Plan, Elevations, Site Plan, Foundation Plan, Bracing Plan and Calculations, Cross Sections, Construction Details, Weathertightness Details and Risk Matrix, New Zealand Building Code Compliance Schedule and completed Building Consent Application Form.

Copyright is reserved to New Zealand House Plans Ltd. All Plans, which are not commissioned by others, are subject to copyright under the provisions of the Copyright Act 1994. Any attempted or actual infringement by Using, Reproducing, or Copying of same wholly or in part without prior written permission will result in court proceedings for damages and may result in criminal prosecution.

Time taken to complete Concept plans shall be no more than two working weeks from deposit paid.

Time taken to complete Construction Plans shall be no more than two working weeks from deposit paid.

Time taken to complete Council-Ready plans shall be no more than two working weeks from deposit paid.

While all necessary work is done to ensure quick and smooth processing of your Building Consent, approval is not, unfortunately, due to the complexity of new Building Act legislation, guaranteed to be successfully processed first time, and a Request For Information (RFI) letter may be generated by the council requesting clarification of detail, etc. We commit to answering the questions in the RFI within one working week.

We welcome the opportunity to assist in lodging Working Plans to your council, but would require yourselves to be the Agents for fees. We do not complete our job until you have a stamped, approved ste of Council Approved Plans.

Plans purchased from this website may be used once only by the purchaser. If the same design is to be used on a different site, a new fee for the plans (price reduced by negotiation) will need to be paid. This safeguards us from someone else altering the plans but our being liable for any poor work if our name is still on the plans.

Building Consent Fees. These are payable by yourselves to your council. The council will often require a deposit to be paid prior to processing the Building Consent.

Resource Consent fees, should a Resource Consent application be required.

Construction and rework costs

Regis Group Limited, trading as www.houseplansnz.co.nz, waive any claims from the owner or third parties for work or rework associated with misinterpretation or misunderstanding of the plans, or poor workmanship in construction. We encourage your builder to contact us before construction starts to familiarise themselves with our design. We draw attention particularly to the requirement for all trades to confirm dimensions before consturction begins. This is particularly important for foundation plans.

We operate as a cash on delivery company. Fees are payable within seven days of invoice. Any fees unpaid after fourteen days from invoice will attract interest at a reate 2% higher than the Official Cash Rate at the time. Any fees unpaid after twenty eight days from invoice will be subject to debt recovery activity, with the debtor being liable to any fees and commisions that the debt collection agency imposes.
